Two and three bedroom townhouses will be built in 2018 priced from $585,000. Register your interest to receive detailed plans when they become available in January 2018.

The properties are offered on a Fee Simple or ‘Freehold’ basis for flexibility. Turnkey financing of 10% deposit is offered to approved purchasers (NZ residents only) and no payments until move-in date (talk to us as conditions apply).

All properties will be titled as Fee Simple or Freehold. (Freehold is not to be confused with having no mortgage).  A Fee simple title is considered to be the title that has the greatest benefit to the owner when it comes to enjoyment and use.

The advantages of fee simple is that you own the whole of the land and are able to make any additions or alterations to your property (subject of course to Council bylaws and consent requirements) without having to get the consent of neighbouring property owner(s) unlike a cross lease title and unit title.

Construction is due to start mid to late 2018 (subject to confirmation).

Land and Build packages have become more popular recently and although are often a little more expensive than a construction loan, they have what some would argue are some significant advantages over a construction loan.

When building using a Land and Build Package the process is considerably different to building through a construction loan. Depending on the builder, there is normally a small deposit required up front before the build starts and then no further funds are required until the build ends. In the case of Pomaria Estate the deposit is 10%.

Turnkey financing of a building project can be less complicated for you the purchaser because the costs to construct the project are met by the developer or builder. The consent, permits and insurance are still required, but once again this is completed by the builder.

Advantages include:

  • Only a small deposit is required to start the build
  • There are no mortgage repayments during the build allowing less financial restraints if applicants are already paying rent
  • Mortgage repayments only start after Code of Compliance is received and you have moved into the property
